Pre-Foreclosure Lists - What Are They And How Can A Buyer Use Them To Make Money?

Sunday, March 29th, 2009
Thomas Bladecki asked:

There are hundreds and thousands of houses foreclosed on a regular basis in today’s markets. A pre-foreclosure happens when a person fails to make payments of mortgage loan to the banks or any other financial creditors. In this case the bank or the lender re-claims the house by foreclosing it and recovers the amount by selling it below the market value.

Pre-foreclosure lists contain the lists of thousands of foreclosed homes that are going up for auction. These pre-foreclosure lists can be an excellent opportunity for both the buyer and the potential homeowner. Buying a home prior to going to auction directly from the homeowner or bank can drop the price up to 50%. The buyer has enough time to research on the foreclosed property before investing; if you take the time to find a reliable list. Pre-foreclosure lists are considered as a reliable source of information for people investing in real estate.

Few ways to find pre-foreclosure listings:

1) A search of public records will help a person get the entire list of properties facing foreclosure. Public records like County Clerk or County Records Office does not cost a single penny. Some of them even allow individuals to search properties that have been already been foreclosed.

2) Various websites that offer pre-foreclosure lists and some even offer a great deal more information. Some of them charge a fee, either weekly or monthly to get the additional details on these foreclosed properties. Some are free to use, but the details may not be very reliable. Generally, these lists contain information on bank and government foreclosures. Through these search one can get detailed information like, complete address of the property, telephone numbers of the agent, loan amounts, lien holders and the price of the foreclosed property.

3) Pre-foreclosure listings are also available in local newspapers. Here sale notices published for public through a “Notice of Sale” advertisement.

4) Some lenders will also provide pre-foreclosure lists to the people interested in purchasing foreclosed houses.

Investing in pre-foreclosure properties has some disadvantages as well. All these above options help to gather information before buying a foreclosure house and make the deal profitable.

For an easy search on pre-foreclosure properties, these listings are normally divided in several smaller sections:

- Government foreclosure

- HUD foreclosure

- VA foreclosure

- Bank foreclosure

- Court auction

- Homeowners in bankruptcy

- Sale by owners (FSBO)

These divided sections help both the buyer and the homeowner. Through these divided sections a person can get the information on a specific type of foreclosed home. If you are in the market for HUD foreclosures, then you can view just these types of listings, saving you both time and money in the end.

To avoid the embarrassment, homeowners try to sell the home before the auction. This could be an advantage to the buyer because they sell these houses in below market rates. In pre-foreclosure lists, a person should be able to get a systematic guide to proceed in this real estate business. Following a pre-foreclosure list, one can make money quickly. Apart from searching pre-foreclosure lists, a lot of homework will be required. As long as the investor gets the knowledge from the pre-foreclosure lists, everything should go smooth and make profit.

How You Can Get Started Investing in Bank Foreclosures

Saturday, March 28th, 2009
DCFawcett asked:

Tampa, FL - There has been a lot of talk in the media about the real estate investing market and the increasing number of bank foreclosures. The media is showing a negative outlook on the real estate market because they are saying that home sales are slow.

The general public believes this because during a downturn it takes longer to sell homes because there are more homes on the market. There are a lot of bank foreclosures and reo properties on the market which has added to the inventory. Smart foreclosure investors know this is all BS because they know that a home can sell just as fast if it has more exposure in the marketplace. The reason why homes don’t have as much exposure in a slow market than in a hot market is because the homes have more competition. The fact of the matter is; Now is the best time to get started in real estate foreclosure investing because the opportunities to create huge profits and wealth is endless.

To get a FREE Foreclosure Training course, go here right now Bank Foreclosures.

More millionaires have been made in a down real estate market by buying investment properties than any other market. Anyone can make huge profits in a down real estate market if they take some time to go to real estate investing classes. The hottest class to attend right now is on short sale training.

A foreclosure short sale is when a lender accepts less than what’s owed on the mortgage. It’s a critical part of any real estate foreclosure investing strategy in today’s market because 95% of all homes entering foreclosure have equity in them. Short Sale training can separate the men from the boys when it comes to making it big in today’s real estate foreclosure investing market.

It always important to have a mentor when buying investment properties or when you are a real estate investing beginner. Getting advice on real estate investing can make or break your new entrepreneurial venture because you have to understand you make money on a property when you buy it and you realize it when you sell it. If you buy properties the wrong way or overpay for an investment property, you are putting yourself in a risky position.

Foreclosure loss mitigation business opportunities are all around us. Most people don’t know this industry exists. Or they hear negative things in the media about how foreclosure investors rip off homeowners by stealing their houses. Well that’s what the media’s job is.

They need to spin the stories to make it more interesting for the people watching their shows so they don’t go to another channel. If they go to another channel, they will get lower rates and less money from their advertisers. So take everything with a grain of salt. You need to treat everyone you help with a foreclosure listing with respect and not take advantage of them. This is why the media has so much to say about bank foreclosures.

To get a FREE Foreclosure Training course, go here right now Bank Foreclosures.

Loss Mitigation is the department at the mortgage company that negotiates the defaulted loan or loan in foreclosure with homeowners. The Loss mitigation department negotiates real estate short sales for their bank or their investor. Negotiating with mortgage companies gets into advanced foreclosure training because if the loss mitigation specialist working at the bank finds out that you are a real estate investing beginner, they will take advantage of you.

Real estate investing beginners can also invest in a foreclosure course if they can’t dedicate the time out of their schedule to attend a foreclosure class or other real estate investing classes. The best investment for a real estate investing beginner is to get a foreclosure investing short sale course. This is the best advice on real estate investing you can get for today’s rapidly exploding foreclosures market. Short sale training is sometimes referred to as loss mitigation training.

There are resources on the internet for free foreclosure listings, however you have to remember; “You get what you pay for.” Usually these free foreclosure listings are not accurate because they compile these free foreclosure listings from old information from public sources. The best way to find quality foreclosure listings is from your local courthouse. In some areas, there are companies that go to the courthouse for you and will sell the foreclosure leads to you. The most important thing is that you get the foreclosure listings on a daily basis.

We are in the greatest real estate market you may see in your lifetime. You can start your own foreclosure investing business right now. You don’t need good credit, a ton of cash, or any experience to get started because all Foreclosure deals are down with no money down when you that the right foreclosure training.

Are you going to let this once in a lifetime opportunity to help distressed homeowners and make a ton of cash along the way pass you by?

How to Find Foreclosure Listings

Saturday, March 28th, 2009
Rick Sarouk asked:

Where to find and receive the best foreclosure listings? This is what most Real Estate Investors, Realtors, loan officers and the general public wants to know and more detailed information can be found on my site “RealEstateInvestorsLife.com. Foreclosure and pre-foreclosure inventory is at an all time high and everyone is looking to get accurate and fast information on properties in default or in foreclosure within their local market. In the present Real Estate market, to become rich or stay poor is often determined by a mere scrap of information. If you can receive accurate foreclosure data then as an investor you are able to make accurate analysis in the purchasing of a property. There are many online foreclosure services of which some do a great job in providing accurate information. I will be reviewing and have personally used the following foreclosure listing services: RealtyTrac, Foreclosure.com, and Bargain Home Network .

1.RealtyTrac – This online foreclosure service provides an adequate amount of property information along with all pertinent foreclosure and default information. I personally have used this service many times with successful results and actually have purchased 3 properties listings provided by them. RealtyTrac lists properties in various stages of the foreclosure process; additionally, they include homes for sale by owner and general resells. RealtyTrac has listings from all fifty states including Washington D.C. You can search for properties based on city, state, zip and county. Although RealtyTrac doesn’t have quiet as many listings as the #2 service, Foreclosure.com, RealtyTrac includes almost all the information an investor or first time buyer needs to know about a property like publication date, price, status, beds, baths, default amount, taxes and more. Additionally, listings are updated daily. Although RealtyTrac includes a considerable amount of information, the addition of equity percentage, legal information and sales history would have given this site a perfect score. Not only does this site provide you with current foreclosure listings, it is also a great resource for those looking to learn more about the foreclosure process, state specific laws and community demographics. They also include Google maps in most of their posts.

2.Foreclosure.com – This is the foreclosure listing service which I also use and it will provide for all your foreclosure needs. They include one of the most complete and informative selections of listing types and the most search features we reviewed. There are more than one million properties available nationwide within their databases. Foreclosure.com was edged out by RealtyTrac because that they do not include the date the property was listed and they are lacking some additional information like the property’s default amount and informational articles. Foreclosure.com includes one of the most informative and comprehensive lists of pre-foreclosure and foreclosed properties I have come across. With more than one million properties nationwide, including D.C. and Puerto Rico. They include listings for properties in REO, NOD, Notice of Sale, Auction or those repossessed by the government like HUD, VA or Fannie Mae. Foreclosure.com has is one of the best foreclosure listing services around. Whether you are a home buyer or a serious investor, the information Foreclosure.com provides is invaluable. The only thing holding this site back is that it does not list the date the property was posted. We would like to assume all information is up to date and current.

3.Bargain Network Homes – I have used this service occasionally and have found it to be accurate, informative and fast, it has a high concentration of foreclosures and government listings. Searches for properties are based not only in a state or county, but also those with a certain price range, beds or baths. They also include a comprehensive list of property details including status and publication date. Bargain Network Homes is an investor friendly foreclosure listing service. They include how-to guides, various reports and laws by state. The one and biggest difficulty with this service is you can only cancel your account through the telephone. This can be an annoying and inconvenient method especially for those trying to contact the company during off hours. Bargain Network Homes provides foreclosures in all stages of the process including those that have gone to auction online. They list properties in all 50 states including Washington D.C. and you can search for listings based on price range, beds, baths or property type. Details include the property’s status, the date the listings was posted, loan information, tax information, assessed value and more. Although Bargain Network Homes is a great site for searching for foreclosed properties and foreclosure related information, we found in today’s day and age there needs to be more options for the consumer to cancel their subscription.

I use all of the above services and generally am

happy with all. RealtyTrac is my preference and the one which I use daily and if I were to recommend one, it would be RealtyTrac hands down. The reason

I have all three and that is because each provides a different variety of information and the more information gathered from different resources the more more accurate my anaylsis to determine if a deal is worthy or not. As an successfully real estate investor the more tools to help you in your decision making process the better. Real estate is a competitive business.

Foreclosure listing services give investors the edge they need to be successful when time is of the essence. Online listing services provide you with all the information you need to know at the click of a mouse, including the property’s stage of foreclosure, it’s specs and who to contact. Traditionally, a foreclosure real estate investor would have to go down to their county courthouse and request a list of foreclosures in their area. With an online foreclosure listing service, you can get all the information you need without leaving your office and spend your time on more important details, like closing the deal. How to Locate the Best Foreclosure Real Estate Properties

Friday, March 27th, 2009
Amelie Mag asked:

Many people would like to invest in bank foreclosures and look for basic information about foreclosure real estate. To get accurate and reliable data, they resort to a listing service, because online foreclosure listings are a very convenient way to keep informed. They provide extensive details about foreclosure homes available, concerning both the foreclosure properties as such and how to contact the owner. The interest in foreclosure real estate is very high, because foreclosure prices are usually below the real estate market prices. Homeowners who have secured a bank loan with their property and have failed to make several payments will have their home taken by the bank and included among other bank foreclosures.

The main benefit of buying foreclosure real estate is that foreclosure homes usually come with a great price. Bank foreclosures are sold below their market value, because the main objective of banks owning such properties is to recover the money they have loaned. The best offers of foreclosure properties can be found by searching online foreclosure listings. All areas of interest of potential foreclosure real estate buyers are covered here, and one can sort through available bank foreclosures according to numerous criteria, such as geographical region, property type and condition, or foreclosure prices.

Online foreclosure listings are essential for potential investors. Getting reliable information on foreclosure real estate means you can buy a good home for yourself by paying a low price. If you are a real estate investor and want to sell the property later on, you should definitely go for bank foreclosures. Not only are foreclosure prices lower than those of regular homes, but they are also negotiable. The banks who own foreclosure homes are usually open to discussions of contractual provisions, and this means you can gain significant advantages when you buy foreclosure real estate. Prices keep going up on the real estate market, but bank foreclosures never fail to attract potential buyers, because foreclosure properties are always sold below their market value.

It is common knowledge that bank foreclosures are an opportunity for anyone who could not afford to buy a home otherwise, given the high prices on the real estate market. Investing in foreclosure real estate means you actually get to save money, because you have the chance of buying a good home at a more than reasonable price. Look out for attractive offers of foreclosure properties by searching online foreclosure listings and you will certainly find your desired home among the bank foreclosures available in your region. Foreclosure real estate properties owned by banks are a safe and profitable investment, as the low foreclosure prices are more than appealing.

Subscribing to a service offering online foreclosure listings means you get exclusive information on foreclosure real estate that may be of interest to you. The offer of bank foreclosures covers a wide range of foreclosure homes, located all across the country. Experts in evaluating foreclosure properties sometimes advise potential buyers to focus their interest on bank foreclosures that are not in tiptop shape and which the bank is not planning on reconditioning. Foreclosure prices can get pretty low with this type of foreclosure real estate, and the buyers can make all the necessary repairs and improvements along the way.

Locating affordable bank foreclosures can be a tiresome business, unless you subscribe to a specialized listing service. Online foreclosure listings are a very useful tool for those who want to invest in foreclosure real estate, because they include a lot of information in one place, thus saving a lot of research time for potential buyers. Once someone decides to buy foreclosure homes, they need some guidelines in understanding the process, as well as tips that will help them locate the best foreclosure properties available and reliable information about foreclosure prices. You can find all the necessary details about the bank foreclosures you find attractive by searching through an online foreclosure real estate list.

Whatever the type of foreclosure real estate you may be interested in, you will certainly find good offers of bank foreclosures if you resort to online foreclosure listings. The offers of foreclosure homes can vary according to property condition and location, which also have an impact on general foreclosure prices. Such properties can come in a wide range of prices, depending not only on their location and condition, but also on the banks who own them, but they are generally sold below their market value anyway. Checking up a comprehensive list of foreclosure properties in your geographical region of interest will help you make a solid impression and develop your strategies, while also saving you a good deal of time.

Information About Bank Foreclosure and the Helpful Foreclosure Listings

Saturday, March 14th, 2009
Amelie Mag asked:

A bank foreclosure is a home or a property owned by banks or lenders as a result of foreclosure and put into public auction. Foreclosure is a pocedure that has to take place when a homeowner doesn’t manage to pay the mortgage loan. When a public notice is filed for eviction, the process is called pre-foreclosure. If the property is taken by the bank and is currently vacant, then the real estate is called REO. Bank foreclosure is the most popular type of foreclosure for people which are new in the business. They consider their investment safer if they use this type of foreclosure instead of another.

Because auctions are organized frequently for the selling of foreclosed properties, the real estate has once again the chance to become REO. The selling of these REO properties can be made through a real estate agent or a third-party marketing company on the open market. If the purchase of the property doesn’t occur and if the former owner participates at the auction and has the highest bid, then the property is given back to him, but will be owned by the bank.

Bank foreclosure offers a lot of oportunities and advantages due to certain features of these properties. A bank foreclosure is easier to buy because there are no back taxes or any other problems related to the property one would normally have to deal with. The interested part can even negotiate the price. Most importantly, a bank foreclosure can be bought at a price with 10-20% less than the market value of the house and save up to 50%. Of course, there might be other expenses you might have to think about, like the price of the renovation of the property because no one guarantees the property will be good as new. If your deal is bargain, this is because the bank foreclosure is a profit loss for the owners and, by extent, a gain on the part of the buyer.

Not only individuals are interested in buying bank foreclosure. Real estate agents make a part of their income by using an updated foreclosure listing, by purchasing homes cheap and selling them for a profit. This has the effect of turning foreclosure properties into highly demanded real estate. So, if you want to become an investor in the real estate market, you have to know a few things first and do a little research in your own foreclosure listing.

“Where can I get a foreclosure listing?” comes to mind. If interested in buying a house, you can check the local bank. There are also government agencies which can provide you with one, but the most common way to obtain a foreclosure listing is the Internet. When browsing the web one will surely come across many web sites that offer reliable services and can provide an online foreclosure listing. However, this does not mean that any foreclosure list is valuable. Foreclosure lists have to be permanently updated and their information mustn’t be partial to be helpful. A good foreclosure listing is helpful for both real estate investors and interested individuals. This is why we recommend you foreclosure1.com which can supply additional data to what you already know and whose foreclosure listing is the solution for an organized search of bank foreclosure. In fact, consulting a foreclosure listing like the one we’ve just mentioned is a lot easier and better than calling banks to find out about current real estate owned properties for sale or looking through court documents and newspapers.

A foreclosure listing presents the latest properties that are now considered bank foreclosure and through an attentive search, one can find the perfect real estate before the competition does. Another advantage is that a good foreclosure listing allows one to find foreclosed real estate at any time (be it day or night). If the future investor uses a foreclosure listing, he can save money as well as time and effort because the bank foreclosure is easier to find and more accessible for the interested public. The pertinent information contained in a foreclosure listing can be a blessing for a person who doesn’t want to waste any time and who wants to find the perfect bank foreclosure as soon as possible.

Some of the reasons why a bank foreclosure can be perfect for purchase are:

- Because there are no property title issues involved, there won’t be any problem in getting the title policy when closing the contract;

- Because the bank has already paid everything, one won’t have to worry about back taxes;

- The house is vacant so it can be visited as many times as necessary before closing the deal;

- One can choose the area where he/she wants to buy the house with the help of a foreclosure listing.

- You (the person interested in buying) can deal directly with the bank, without appealing to a real estate agent

- There won’t be any arguing with the homeowner about the “correct” amount of equity.

After all these being said, buying bank foreclosure homes becomes the safest method of purchasing a property. The process is easy and eliminates or reduces many risks associated with other forms of purchase than bank foreclosure.

Escaping the Foreclosure Spiral

Tuesday, March 3rd, 2009
Shane Barker asked:

Apart from divorce settlements that ended up in a huge spat between you and your spouse that the neighborhood witnessed, there could probably be nothing more embarrassing than being evicted from your own home. What not many people are aware of is that this embarrassing and frightful situation can become a near possibility especially with life changing events in one’s life such as the loss of a job, divorce settlements, and bereavement. These unforeseen circumstances could inevitably affect your mortgage payments which could lead to the foreclosure spiral. When you are deeply immersed in the foreclosure spiral, the possibility of eviction becomes very very real.

The foreclosure spiral

Most lenders have mortgage loan time frames. From the day the mortgage payments are due, you still get to have 16 days until you are reminded of your delinquency. Afterwards, expect your lender to be in frequent contact with you for delayed payment. Also, an extra fee for late payment is appended to your balance. After the 30th day mark and you still have not been able to pay your monthlies or any balance due, a foreclosure demand or breach letter will be sent. You will be given more or less 30 days to still pay your debt. Afterwards, a foreclosure case is filed unto the local court and legal proceedings will determine the consequence of the foreclosure.

How to deal with the foreclosure spiral

The best way to deal with the foreclosure spiral is to prioritize your debt and pay back as soon as possible. However, when this becomes impossible, the only other option is to avoid or stop it. In avoiding foreclosures, make sure to contact your lender right away. After all, unless you’re a scammer, your lender will provide any foreclosure assistance whenever appropriate. What you need to do is to disclose any information or reason/s why you were not able to meet the deadline. From hereon, the lender will provide foreclosure solutions which you may opt for. One way is to modify your mortgage status. However, if you are deeply entrenched in the foreclosure spiral, more often than not, the lender might just cut its losses rather than lose more in tax payments. Either that or they may recommend a mortgage short sale.

When mortgage payments become impossible for the borrower or when any mortgage status modifications become useless or have already been exhausted, a mortgage short sale can be arranged. You may be wondering what a short sale is. Lenders will sometimes allow this as a sort of last option for both sides to cut back on losses. During a so-called redemption period, the lender allows the borrower to either buy back the property or sell the property for a price that is less than the loan amount, within a limited period. The latter is involved with short sale foreclosures or real estate short sale. The period may last for a month or extend to 90 days. The short sale process is quite simple in essence but is often harder to execute. The borrower simply needs to find a buyer who is willing to buy in such a short span of time.

This is where Cashout Options comes in. CashOut Options is a company that is very experienced and is known to be good at stopping foreclosures. They are a company that buys almost any kind of property whether it be two-storey houses, apartments, bungalows, in whatever state of condition and in any location within the country. They have provided many people with foreclosure help by mediating in these sorts of instances. Because they immediately buy your property directly from you, they could help in mortgage short sales in order for you to get out of the foreclosure spiral and from being evicted from your own home. What is more is that, depending on the circumstance and agreement/s that may transpire between you and the company, they could answer for the remaining balance of your loan. Thus, when keeping ownership of your home does not become an issue, you not only escape the legalities and embarrassing consequences of a foreclosure but also maintain your credit as a borrower and possibly keep your home as tenants.

Highly Recommended Foreclosure Solution

Shane Barker asked:

You may be having second thoughts about selling your old house. Not that you could be blamed for it. Oftentimes, selling your old house through a real estate agency will take as long as two whole years. What will happen is that they will initially list your property in the open market and wait until buyers come and decide to buy it. This causes the delay. You never are too sure that the next person or persons who steps on your front porch will be the one to purchase your old home. And at the end of the long wait, you get disappointed over the expiration of your listing (which means that your property has been put up for sale but nobody has bought it in a given timeframe) and distraught about your mortgage monthlies. Beware of payment delinquency when it comes to mortgage loans. You may well be being dragged down the so-called foreclosure spiral which most people want to avoid.

Most mortgage deals require you to pay monthly interest payments. Although it usually depends on what kind of mortgage deal you engage in, mortgage interests may appear constant at first but what you are not aware of is that these are subject to changes and are affected by the flux in economic standards. The inconstancy of the rates could make it harder for you to keep up with your monthly dues. When your payment is delayed, you are allowed a limited amount of time to complete your payments otherwise, depending on how delinquent you are, you could be sent a notice of a foreclosure.

When half a month has past and you still are not able to pay your monthly dues, your lender or bank will usually send you a mail to remind you to pay your bills with an inquiry as to why you were unable to do so. The only time that they will send you this notice of a foreclosure is when 1) a month has gone by and you still have not completed the requirements and 2) you are unable to respond to the mail and inquiries. Subsequently, a legal proceeding will be called for when it comes to the point that your lender no longer believes in your ability or capacity to pay. When this happens, you could be in danger of repossession and or eviction (if you are still staying in the house).

One step you could take in avoiding foreclosures is to respond immediately to your lender’s calls and mails. There is no better way to start to prevent foreclosures than this. Let your lender know and feel that you are not about to run away from your responsibilities and leave them hanging. Otherwise, other foreclosure solutions are at hand. Home Foreclosure Help Is Available To Those Facing Foreclosure

Thomas Bladecki asked:

Negotiate a foreclosure help plan prior to losing your home; people that are facing foreclosure often do not realize that there are options to avoid foreclosure. Home foreclosure help is available for these who may be losing their home if they are willing to talk to the lender and entertain options that they offer to avoid foreclosure.

Lenders are calling, sending letter and other correspondences attempting to collect the money that is owed to them. Homeowners believe that this is because they are like “robots” and do not care about the circumstances; however, this is simply not the case. Lenders are just doing their job, then loan people money and in turn, they expect payment to be made on time every month. In most cases, lenders will negotiate a reasonable arrangement to avoid foreclosure.

Lenders have several options available to people that are facing a foreclosure, however you have to talk to them in order to determine if they are viable options for your particular situation. Lenders do not want to process a foreclosure to get the house back. The process can be very length, time consuming and expensive, therefore the often times would prefer to negotiate a suitable settlement versus taking your home through a foreclosure.

Interest Only Payments

Depending on the amount of the default and the time that lapsed your lender may be willing to offer you an interest only loan for a year or two. Foreclosure help is often available from lenders by modifying their loan and getting your payments lowered. This should lower your monthly payment and allow you to get back on track and prevent foreclosure of your home.

Half Payment

Some lenders may discount your monthly payment, up to 50%, if they feel that this will afford you the time that is needed to correct the financial difficulty that you are experiencing. Discounting your monthly mortgage payment is a foreclosure help option that is rarely available, but it never hurts to ask you lender.

Short Sale

Often times a lender will allow a homeowner to sell their home for less then the amount that is currently owed on the loan. This is commonly referred to as a “short sale.” Borrowers may not think that this is a valid form of foreclosure help however, a short sale is prefer over a foreclosure to minimize the impact to future credit. While some lenders will not allow or offer borrowers facing a foreclosure this option, it is worth asking prior to the lender taking foreclosure action.

While this is an overview of only a couple of options that are available to borrowers for foreclosure help, it is a great starting point. There are a number of options available to people that are facing foreclosure, be sure to research and investigate all of your home foreclosure help options prior to making any decisions or simply walking away. Many home foreclosure help web sites offer valuable information that can assist homeowners that are facing a foreclosure.
